HOW WILL YOU FIND POTENTIAL BUYERS/RENTERS FOR MY PROPERTY?

WHAT PERCENTAGE OF THE FINAL HOME SALE PRICE DO YOU CHARGE?

My commission structure is typically based on a percentage of the final home sale price. However, the specific percentage can vary depending on various factors, including the property's value, location, and the scope of services required. I pride myself on providing competitive and transparent commission rates that align with the unique characteristics of your property. 

WHAT IS THE IMPACT OF THE 2024 NAR LAWSUIT?

The August 2024 NAR settlement removed preset buyer-agent commissions from the MLS, so sellers no longer publish buyer commissions and any compensation is now negotiated privately between buyers, sellers, and their agents. Buyers must sign a written representation agreement before touring homes that spells out the agent’s services and payment negotiated from the seller and rolled into closing costs. While nationwide commission averages have dipped only modestly so far, the real shift is increased transparency and consumer choice, allowing you to select the service level and fee structure that suit you best. My team walks you through these options up front and structures agreements that keep your sale or purchase compliant and competitive.

Determining the right price for your property involves a combination of factors. I utilize my experience from my real estate and finance career to perform a comprehensive analysis, taking into account the property's location, size, condition, recent comparable sales in the area, current market conditions, and your specific goals. By conducting a Comparative Market Analysis (CMA), I can provide you with an informed estimate of your property's current market value. My aim is to help you set a competitive yet realistic price to attract buyers while maximizing your return on investment.
